What To Do If Your House is Haunted: Advice for Low Fell Sellers

It’s that time of year when our thoughts turn to ghosts, ghouls and things that go bump in the night. Here is some advice on what you can do if you suspect your house or flat is haunted and you’re thinking of moving on.

 

Firstly, how to tell if your house is haunted

 

According to a report by The Guild of Property Professionals*, there are a few telltale signs:

 

● Unexpected noises such as footsteps or the sound of animals scratching are a particular giveaway. These could be caused by ghosts moving around. 

 

● Flickering lights, especially if there are no known electrical problems.

 

Cold spots for no apparent reason.

 

● The smell of sulphur.

 

● Things like keys or spectacles going missing. These could be evidence of a ghostly trickster.

 

● The guild points out that dogs are experts at sniffing out paranormal activity. Dogs barking when no one is there, staring into space or whimpering for no reason could be a sign.

 

Should you tell buyers?

 

As a seller, you might wonder whether to tell prospective buyers that you think your house or flat is haunted. You may be worried that it will put them off.

 

On the other hand, it may help your home stand out from other properties and generate more interest. Many buyers love homes with character and a story behind them. 

 

 

Opinions are divided on whether ghostly guests make your house worth more, worth less or make no difference.

 

But it’s interesting to note that a study by Inventory Base** found haunted homes sold for 18% more than neighbouring, non-ghost-filled residences.

 

Of course, you should always be honest with prospective buyers. If you think your house or flat is haunted, you must tell them.

 

Selling a haunted house

 

Should you try to get rid of your ghosts first? Should you take advice from a medium?

 

Only you can decide that. But our advice would be to sell your haunted house or flat in the same way as any other.

 

That is, ensure that your home is well-presented, correctly priced and extensively promoted. This way, you should have no problem finding a potential buyer who absolutely loves it.
